Residential boom: Projects changing the hospitality landscape

Hotel groups continue to sign deals to open residences across the region.

Following the announcement of 25hours Heimart Dubai, the appetite for branded residences in the Middle East shows no sign of slowing down.

Here we look at some of the recent deals across the region.

Rove’s Downtown Dubai residences

Rove Home, located in Business Bay, features 348 fully-furnished studios, one and two-bedroom apartments.

The project offers fully-furnished studios, one-, and two-bedroom apartments with feature contemporary finishes and smart home features. Rove Home Downtown represents a significant milestone for Rove as it marks the brand’s first-ever foray into residential property.

Fairmont’s Riyadh residences

Fairmont has opened its first serviced residences in Saudi Arabia, the Fairmont Ramla Serviced Residences Riyadh. Not to be confused with a branded residences, these long-stay units can be booked by the night, rather than bought out and lived in.

The 249-key, 35-storey building ranges from one-bedroom suites up to four-bedroom penthouses. Two rooftop infinity pools feature, while two gyms are present for men and women.

Millennium’s 2025 project

The Biltmore Sufouh Residences becomes the group’s first standalone residential project, set to open in 2025 with prices starting at around AED950,000.

The 44-floor vertical twirl development will have 480 units, including one, two and three residences. The interiors have been designed by acclaimed Gary Greene Design, who have also incorporated the Atmosphere Collection into the development, which are the exclusive penthouses on the top six floors of the skyscraper.

Marsa Al Arab sells out

The upcoming Jumeirah Marsa Al Arab has sold its branded residences, including four penthouses and 17 other residences. With prices reaching US$4,200 per sqft, they are among the most expensive properties in the emirate, including the record-breaking $115 million penthouse sold earlier in the year.

Emaar’s beachfront living

Emaar Beachfront is becoming a mega-development for branded residences as the upmarket area boasts four hotel-branded buildings along 1.5 km of beachfront. Once complete, Emaar Beachfront will comprise Beachgate by Address, Palace Beach Residence, Address Residences – The Bay and Bayview by Address Resorts.

The development sits on Dubai Harbour, promising a total of 27 towers once complete, and upwards of 10,000 units.

SLS homes on Palm Jumeirah

Roya Lifestyle Developments is behind SLS Residences The Palm Dubai will be perched on Palm Jumeirah’s West Crescent, putting it on the same road as the likes of W Dubai – The Palm, Th8 resort, and Jumeirah Zabeel Saray. The location will also give residents beachfront access.

25hours announced Downtown Dubai project

A residential 25hours property is coming to Downtown Dubai. Ennismore, East & West Properties and D&B Properties, will open 25hours Heimat Dubai, a 73-floor building with studios, one-, two- and three-bedroom apartments, as well as duplex penthouses.

Louis Abboud, chief development officer and deputy head of Middle East, Africa, and Turkey, at Ennismore, said: “We’re incredibly excited to announce 25hours Heimat as a new residential brand extension of the much-loved 25hours.”
